There is a $20 application fee that covers the cost of a credit check. The check is performed to make sure you can afford the cost of rent and utilities, and don't have a history of not paying your rent. We also check court records to make sure that you have not been a party to a prior eviction. If everything pans out, and you are who you say you are, then the $20 application fee can be deducted from your first month’s rent.
Rent is $800/month. The security deposit is $500.
We use a standard legal lease that outlines both the tenant rights and obligations, as well as landlord obligations.
We may report various tenant and credit information to national tenant and credit reporting bureaus including but not limited to Experian, TransUnion, Equifax and The National Tenant Rating Bureau.
Renting a home and paying your rent on time can greatly improve your credit rating. However, failure to pay rent, trashing the house, or violating your lease can negatively impact your credit, which may effect your future ability to get a credit card, buy a house or even rent another house or apartment.
Positive or negative rental history will be determined by the following factors:
• Rent payment record
• Cleanliness and upkeep of rental unit
• Overall tenant performance and cooperation
